Rental Requirements - 2008


Non-refundable application fee of $20 per applicant must be paid at time of application to rent.

One application must be provided for each adult (age 18 and over) that will be an occupant of the rental unit.  

Positive rental/mortgage history (no more than 2 late payments, mortgage or rental, or more than one disturbance complaint, in the last two
years.  You presently have no monies owed to a previous landlord.

No evictions in the last five years.

Positive credit history, i.e.; (positive (current) accounts and/or paid off negative accounts are not outnumbered by current collection/delinquent
accounts).  Medical accounts are excluded from consideration.

Gross monthly income (verifiable and third party) which is a total of all occupants’ income (before taxes or any deductions) is at least two times
the monthly rent.

Pets subject to prior written approval.  Each rental unit, as they are individual units and with different owners/landlords have different pet
restrictions.  Acreage of each individual rental unit may also have county restrictions on pets.

Move-in monies (deposit/first month’s rent) must be paid prior to move-in by money order or cashier’s check and not by personal check.

Eastern Sierra Real Estate is the leasing agent and responsible for screening of applicants, completion of rental agreements prior to occupancy,
collection of initial move-in monies and providing of move-in inspection forms to tenants.  All future rental payments, maintenance/service
requests and future communications to be between tenant and individual landlord/owner.  Eastern Sierra Real Estate does not provide monthly
(on-going) property management of rental units once a tenant has taken possession of the rental unit.
